Know what you're getting into!
That's why a home inspection should be part of every deal. Even brand new houses have issues. Don't put yourself in a position to be disappointed by your new home right away. Also, list price is established by comparing the house to other similar houses that have sold in the last 6 months. But if the one you're interested in needs a new roof, new carpet, and doesn't come with appliances, shouldn't you and your agent try to negotiate with the seller to reach a price that reflects this? Get an inspection. Consider the cost your first down payment on a good decision.
